Ingredients
  

For the Cake

  • 2 cups all-purpose flour
  • 1 cup granulated sugar
  • 2 teaspoons baking powder
  • 1/2 teaspoon salt
  • 1/2 cup unsalted butter, softened
  • 2 large eggs
  • 1 cup milk
  • 1 teaspoon vanilla extract

For the Streusel Topping

  • 1 cup all-purpose flour
  • 1/2 cup packed brown sugar
  • 1 teaspoon ground cinnamon
  • 1/2 cup cold unsalted butter, cubed

For the 5 Flavors (Choose One or More)

  • Blueberry 1 cup fresh or frozen blueberries
  • Lemon Zest 2 tablespoons lemon zest
  • Chocolate Chip 1 cup mini chocolate chips
  • Cinnamon Swirl 1/4 cup cinnamon sugar
  • Cream Cheese 4 oz cream cheese, softened and swirled into batter

For the Glaze (Optional)

  • 1 cup powdered sugar
  • 2-3 tablespoons milk
  • 1/2 teaspoon vanilla extract

Instructions
 

Prepare the Streusel Topping

  • Combine flour, brown sugar, and cinnamon in a bowl. Cut in cold butter until crumbly, then set it aside.

Prepare the Cake Batter

  • Preheat oven to 375°F (190°C) and grease a 9-inch square baking pan. Whisk together the dry ingredients in a large bowl. In another bowl, cream butter and granulated sugar until light and fluffy. Beat in eggs one at a time, then stir in milk and vanilla. Gradually add dry ingredients to wet ingredients, mixing until just combined.

Add Your Chosen Flavors (Optional)

  • Fold in your chosen flavor additions, such as blueberries, lemon zest, or chocolate chips. If making cinnamon swirl, spread half the batter, sprinkle with cinnamon sugar, then top with remaining batter.

Bake the Coffee Cake

  • Pour half the batter into the prepared pan, sprinkle with half of the streusel, then add the remaining batter and top with the rest of the streusel. Bake for 35-40 minutes, or until a toothpick inserted into the center comes out clean. Cool in the pan on a wire rack.

Make the Glaze (Optional)

  • Whisk together powdered sugar, milk, and vanilla extract until smooth. Drizzle over the cooled coffee cake just before serving.

Notes

For extra flavor, lightly toast nuts and add them to the streusel topping. To freeze, wrap the cooled cake tightly in plastic wrap and then foil; thaw at room temperature. Feel free to experiment with different flavor combinations for the cake and streusel, like adding orange zest or chopped nuts. Adjust baking time if using a different size pan.
